If you're thinking of putting
your house on the market, don't forget these important
points:
1.) Look at your house through a buyer's eyes. Spruce it up
with a new coat of paint (a neutral color), trim the lawn,
clean the gutters,
and do a thorough house cleaning.
2.) Organize your closets. Buyers will look through every
part of your house.
3.) Since sensory stimulation is so important in home
buying, place potpourri around your house, or bake bread or
cookies so wonderful
aromas will fill your home.
4.) Sometimes a buyer cannot visualize himself in your house
when he sees family photographs at every turn. Therefore,
carefully select
your personal decorative items.
5.) A house that is lived in will sell faster than an empty
house. Therefore, put off moving to your new home, if
possible. Empty rooms show every flaw.
So if you have an empty room, consider furnishing it with
accessories and furniture borrowed from family or friends.
6.) Provide a fact sheet for prospective buyers. Include a
photograph, average monthly utility costs, the type of
heating, the floor plan, age of the house, etc.
7.) Include any extras that make your house unique or things
you'll include in the selling price (i.e. draperies,
appliances).
